                                       Construction Specifications

1. Scope & General

The following specification and provisions shall be adopted by the Second Party for the construction of Building No. ____________. All materials and workmanship shall conform broadly to CPWD/BIS standards unless otherwise specified and as directed by the Architect / Structural Engineer.


2. Structure

  • The structure shall be a combination of load-bearing and framed construction, earthquake-resistant as per the structural design prepared by the Architect/Structural Engineer.

  • Structural materials, reinforcement, and workmanship must conform to relevant BIS/CPWD specifications.

Main materials (indicative):

  • Cement: 53-grade, ISI-marked (e.g., UltraTech, JK, ACC, Ambuja, Binani).

  • Bricks: First-class, high-quality bricks.

  • Coarse sand: First-class (Badarpur/stone dust as specified).

  • Fine sand: First-class (Yamuna/Jamuna sand), free from dust and organic matter.

  • Stone aggregate: Hard, strong blue-coloured aggregate; 15–20 mm graded size.

  • Steel reinforcement: TMT/TO R bars (Kamdhenu or other ISI-marked), as per structural drawings.

Brickwork & mortar:

  • External/primary walls: 9" thick in cement mortar 1:6 (cement : coarse sand).

  • Partition/internal walls: 4.5" thick in cement mortar 1:4. Use coarse sand. For 4.5" walls, provide 6/8 mm steel bar reinforcement at every sixth course.

Plaster:

  • External/internal walls: cement plaster 1:6 (walls) / 1:4 (ceiling/RCC surfaces) as directed.


3. Foundation & RCC

  • Foundation base: Provide and lay plain cement concrete (PCC) 1:3:6 (1 cement : 3 coarse sand : 6 graded stone) with 20 mm graded aggregate.

  • RCC at columns & plinth: Grade RCC 1:2:4 with suitable reinforcement (ISI-marked TMT bars) as per Structural Engineer’s instruction.

  • RCC slab: Grade RCC 1:2:4 with reinforcement as per structural design.


4. Floor Height & Roofing

  • Clear floor-to-ceiling height: 9'-6" ± 3". Other heights as per local building rules and approved drawings.

  • Roof/Terrace: Top concrete roof slab treated as per design. Provide proper slope, two layers of leveling (approx. 150 mm total where required), 1st-class brick tiles laid on bedding and properly grouted. Provide waterproofing chemicals and finishes as required.

Waterproofing & external treatment:

  • Exposed external walls and terraces must receive quality waterproofing treatments (e.g., Dr. Fixit or similar approved compound), bituminous treatments or equal as specified.


5. Water Supply & Sanitation

  • Pipes: CPVC (ISI marked) for internal distribution; GI for external where specified (e.g., Jindal). Use approved fittings (Unik, Prakash, Supreme).

  • Sewerage: 6" PVC (Metro/Prakash or approved equivalent).

  • Taps & sanitary fittings: Jaguar / Kohler or equivalent. Allow approx. ₹20,000 per bathroom for fittings (subject to type / model).

  • WCs & basins: Parryware / Hindware / Kohler (wall-mounted options as required). Provision mounting limit approx. ₹12,000 per bathroom (adjustable).

  • Bathroom: At least one bathroom with full bath unit and shower panel on each floor.

  • Overhead tank: Sintex double-coated tanks (1,000 L) per floor placed on a cemented platform above terrace level. Terrace is not to be used for tank access except as specified.

  • Pumps: One common submersible pump for the building unless otherwise specified. Separate motors for lifts/parking as required.

  • Kitchen sink: Stainless steel double bowl (ISI mark) — approx. ₹3,000–₹4,000.

  • Water meters: Separate water meters for each floor installed at the stilt/parking area inside an iron meter box with shutter for security.

Other water provisions:

  • Granite counters near wash basins where possible. All bathrooms/kitchens to have three connections: tank (overhead), geyser, and direct (municipal) line. Provide geyser points and plumbing as required.


6. Electrical Works

  • Wiring: ISI-mark cables (e.g., Kalinga) — main line 10 mm²; power points 6 mm² / 4 mm² / 2.5 mm²; general points 1.5 mm² / 1 mm² as per load. Provide proper earthing and TV/telephone points in bedrooms, lobby, and living areas.

  • Switches: Modular (East-West / approved brand).

  • MCBs: Havells (or equivalent).

  • Light fittings: Concealed lights with CFL / LED fittings as per design.

  • Meters: 5 kW (per floor) connection; separate meter for common services (parking, lift, staircase). Elevator to have separate 11 kW connection if required. Meters to be housed in iron boxes with shutters.

  • Video door phone: Provide at each floor with automatic opening of main external gate from each floor (as per design).

  • Conduits: ISI brand conduits.

  • AC/generator/inverter: Provision of points for ceiling fans, exhaust fans, geysers, inverter, and split AC wiring in living/drawing areas.


7. Carpentry & Wooden Works

  • Door frames (Chaukhat): First-quality champ wood (6" x 2.5"), termite-treated.

  • Window frames: Teak/ivory-section frames as per design (3" x 1.5" typical).

  • Shutters: Flush doors with teak ply and teak veneer; thickness 32–35 mm as per design. External windows/doors to have jali / wire mesh as per safety requirements; provide SS wire mesh when required.

  • Almirahs: 8' almirahs in rooms with 19 mm commercial board (ISI), termite proof, teak/laminate finish. Shutter thickness 25 mm with veneer/mica finish. Internal lamination as specified.

  • Locks & fittings: Dorset / Godrej / Plaza / Royal (stainless/chrome/dull finish). Approx. ₹1,200 per set (indicative).

  • Hardware: Stainless steel handles, tower bolts, screws. Provide long chikanis (stays) on doors where required.


8. Gates, Railing & Grills

  • Main gates: Two gates (one small, one large) — SS304 finish with wrought finish as per design.

  • Railings: Front and internal staircase railings in SS304 and glass/wood elements as specified.

  • Iron grills: Provide grills on windows and ventilators facing front/rear — approx. ₹100 per sq. ft. (indicative).


9. Flooring & Finishes

  • Drawing/Lobby/Kitchen: Polished granite — up to approx. ₹100 per sq. ft. (specify grade).

  • Bedrooms/Bathrooms: Granite/tiles — up to approx. ₹150 per sq. ft.

  • Balconies: Front up to ₹100 per sq. ft.; rear up to ₹75 per sq. ft.

  • Stilt parking: Kota/granite flooring; walls with rustic tiles. Staircase: granite up to ₹80 per sq. ft. Kitchen stove slab: high-grade granite approx. ₹200 per sq. ft. (indicative).


10. Kitchen & Appliances

  • Chimney/hood to be provided — approx. ₹15,000 (indicative) for mid-range models. Final appliance selection and cost to be approved by the owner.


11. Ceramic & POP Work

  • Ceramic tiles: Imported tiles up to roof height in toilets — approx. ₹80 per sq. ft. with proper highlight trims.

  • POP: POP plaster and false ceilings in drawing room, lobby, bedrooms, and kitchen per the design.


12. Paint & Polish

  • Internal walls (drawing/dining/lobby): Velvet/smooth finish with quality base coats and texture as selected.

  • Other internal areas: Plastic emulsion finishes. Melamine finish for woodworks. Feature wall with texture paint or wallpaper — approx. ₹30–₹40 per sq. ft.


13. Passenger Lift

  • Make/Model: Otis / Kone / Schindler / Johnson (or equivalent) — automatic doors, 4–5 passenger capacity with Automatic Rescue Device (ARD). Exact model to be decided per lift load and shaft dimensions.


14. Miscellaneous & Safety

  • Provide MS safety jali at rear courtyard and a covered area for washing (tiled). Bathroom doors internally to be fitted with sun mica matching the tiles. Exterior window shades to protect from rain. All interiors/exteriors to be executed according to A-2/137, Paschim Vihar approved drawings.


15. Quality Assurance & Testing

  • All materials must be ISI/BIS certified where required. Carry out material testing (cement, steel, aggregates) as per the Structural Engineer’s schedule. Maintain test certificates and quality logs on site.


16. Approvals, Permits & Statutory Compliance

  • The Second Party shall obtain all statutory approvals and comply with municipal/DTP/DDA/other regulatory approvals as required. Any variation in local rules or additional charges will be communicated and accounted for as a variation.

  1. Q: What is included in this specification?
    A: This document lists materials, workmanship standards, plumbing and electrical details, finishes, waterproofing, and other construction practices to be followed for Building No. __________. It is a minimum standard; the Architect/Structural Engineer’s drawings and specifications take precedence.

  2. Q: Can I change finishes or brands?
    A: Yes. Finishes and approved brands can be upgraded or substituted subject to written approval. Cost differences due to upgrades will be treated as a variation and billed separately.

    A: As stated, the Second Party (contractor/builder) shall obtain required statutory approvals unless otherwise agreed in writing. Any fees or delays from statutory bodies are handled according to the contract terms.

  4. Q: What warranties are provided on work and materials?
    A: Warranties depend on manufacturer guarantees (e.g., sanitaryware, tanks, pumps) and workmanship warranties as specified in the contract. Typical workmanship defects liability is for 12 months unless otherwise stated.

  5. Q: How are variations/extra works handled?
    A: Variations must be approved in writing, with costs and time impacts estimated and agreed before execution.

  6. Q: What quality checks are performed?
    A: Material testing (cement, steel, aggregates), periodic inspections, and sign-offs at major stages (foundation, plinth, lintel, RCC, finishing) are part of the QA process.

  7. Q: How long will construction take?
    A: Time depends on the approved drawings, statutory approvals, and scope. Provide your project details to receive a tailored timeline; typical multi-storey builds vary widely (projected schedule provided after site assessment).

    The following specification and provisions shall be followed / adopted by the second party in construction of the building No……………………………………… 


    (1)     Structure:
            
    Structure shall be combination of Load Bearing and framed structure, Earthquake 
    Resistant / proof  as designed by
     
    Architect / Structural Engineer. Building material   
    and civil construction shall be as  per standard  specifications Conforming to CPWD/BIS broadly as under:


    a)      Cement                    :                   53 Grade-ISI Mark- Brand Ultra
                                                                   Tech/JK/ACC/Ambuja / Binani

    b)      Brick                        :               First Class Bricks of High Quality

    c)      Coarse Sand            :                First Class Badarpur/Stone Dust will be used

    d)      Fine Sand                 :                First Class Jamuna Sand- Free from dust

    e)      Stone Aggregate      :               Best quality strong blue colour (size-15/20mm)

    f)       Steel Reinforcement:                    Tor/TMT-Kamdhenu……. As per design

    g)      Brick work              :             9” thick in Cement/Mortar (1:6) and 4.5” thick in cement mortar (1.4); coarse send to be used in both cases; 4.5” thick wall to have 6/8mmsteel bar at every 6th layer of bricks.

    h)      Cement Plaster        :                    Wall in cement/mortar (1:6), Ceiling / RCC
                                                                   surface in cement / motor (1:4).

          (i)         Foundation Base : Providing & laying cement concrete 1:3:6 (1 cement: 3 coarse sand: 6 graded stone) aggregate 20 mm Normal size.

             (ii)        RCC in Column & Plinth Level: Grade RCC 1:2:4 with suitable,        Reinforcement Kamdhenu or ISI mark as per instruction of structural Engineer/Architect.   

      (iii) RCC Slab: Grade RCC 1:2:4 with suitable, Reinforcement Kamdehnu or ISI mark as per instruction of structural Engineer / Architect.

    j)       Floor Height: 9’-6+-3” clear between floor & ceiling: for others as per rules.

    k)   Roofing (Terrace) – The Top concrete roof slab shall be treated with two layers of mud (6” Approx. and according to slope) for leveling with brick tiles of 1st class shall be laid on mud. The brick tiles shall be properly grouted and pointing with pure cement with water proofing chemical shall be provided.

    i)   The exposed external wall shall be properly plastered chemically treated with bitumen etc.

    m)    Water proofing treatment with Dr. Fixit compound or equivalent would be done on plinth level, Terrace, Sunken Floor of the Bathrooms etc.

    (2)     Water Supply & Sanitation Works:

    a)   Pipes – (C.P.V.C. ISI Mark), GI Pipes of Jindal Hissar (B.Class) Unik Fittings, Prakash, Supreme.

    b)      Sewerage – 6” PVC of Metro/Prakash, or equivalent approved.

    c)      Taps Jaguar / Kohler Co. @ 20,000/- per bathroom etc.

    d)      WC / Wash Basin – Parryware / Hindware / Kohler / wall mounted.
             Mounting limit @ 12,000/- per bathroom.

    e)      One bathroom to be provided with bath unit & shower Panel on each floor.

    f)    Overhead water tank : Sintex – 1000 Liters in double coated for each floor to be placed on cemented pecca floor over & above the terrace. The terrace will not be used for keeping Tanks.

    g)      Submersible pumps: One common for all floors of the building.

    h)      Kitchen sink – SS double Bowl ISI Mark @ ` 3000- `. 4000.  

    i)       Separate water meters to me installed for each floor in the stilt parking area Iron jal with door to be provided for security purpose for motors & water meters.  
      
    j)   Granite Counter near the wash basin in  bathrooms on all floors to be provided if counters are not feasible due to space constraints in the remaining two bathrooms, the wash basin should be provided with small slabs as storage area at all floors. All the three bathrooms at all the floors will be provided with looking  mirrors.   

    k)   All bathrooms / kitchens should have three connections – One Tankey, One Geyser, One direct.

    l)       Separate Motor for water will be provided for all floors.

    (3)     Electrical Works:

    a)      Wiring – ISI mark Kalinga Co. (multi strength) – 10 mm in main line; 6 mm / 4
             mm / 2.5 mm in power points; 1.5mm / 1 mm in other points; 1/18 earthing, TV,
             Telephone points in all bedrooms, lobby and drawing rooms.

    b)      Switches – Modular – East-West.

    c)      MCB – Havels.

    d)      Concealed lights with CFL as per design.

    e)   Meters 5 kw connection to be provided for each floor. Common meter for parking, Elevator & Staircase lightening to be provided separately with 11 Kw connection for elevator. The electric meter will be provided in iron box with shutter.

    f)    Video Door phone bell to be provided on each floor with automatic opening of main external door gate from ach floor.

    g)      Conduits – ISI brand.

    h)      TV wiring for cable TV in all rooms including lobby.         

    i)    Provision of points for Ceiling Fans, Exhaust Fans, Geysers wherever required at all floors.

    j)       Electric point to be provided for inverter at each floor.

    k)      Split A.C.wiring in Drawing Room & Lobby for each floor.

    (4)     Wooden Works

    a)      Door Frame (Chaukhat)  1st quality champ wood section 6” X 2.5” termite proof

    b)      Window frame – Teak ivory section 3” X 1.5”.


    c)  Shutters – Flush doors of Ivory coast teak with teak ply in doors with designing (ii) Jali (wire mesh) doors in all external windows and external doors. Windows to be provided with additional safety S.S. doors with wire mesh thickness of shutter to be 32 to 35 mm as per design.

    d)      Almirahs -

    (i)   8 feet almirahs in all rooms with 19 mm commercial board (ISI) mark Termite proof with teak / laminate finish @  40-45/- per sq.ft. Shutters to be 25 mm thick including vaneer @ mica. Inside laminated with mica.

    (ii)   Door locks shall be Dorset / Godrej / Plaza/ Royal Brass make in SS, chrome / dull finish. Price range 1200/- per set.

    (e)   Fitting : Window and Almirah Handles / Tower Bolt / Screws to be of Stainless Steel. Long chitkanies to be provided on all doors.

    (5)     Main Gate: Two Gates with Stainless Steel (SS304) and wrought finish (one small one big)

    (6)     Railing:   (Front & Staircase Internal) shall be stainless Steel (SS304) finish and glass wooden as required.

    (7)     Iron Grills: To be provided in windows and ventilators / opening towards the front and rear side of the building – range @ 100/- per sq feet.

    (8)    Flooring : Granite Polished

          a)      Drawing Rooms / Lobby / Kitchen      : Upto  100/- per sq feet

          b)      All Bedrooms / Bathrooms                  : Upto  150/- per sq feet

          c)      Front Balcony                                         : Upto  100/- per sq feet

          d)      Rear Balcony                                          : Upto  ` 75/- per sq feet

    (11) POP Work: POP Plaster on walls. False ceiling in Drawing room, Lobby, all Bedroom & Kitchen.

    (12) Finishing in Font: Italian/Gwalior/Granite Tiles and glass work with Texture Paint. Roof & rear will be painted with apex paint.

    (13)   Paint & Polish: (a) Velvet touch with smooth base in inner walls and
             ceiling in drawing, dinning & lobby & plastic paint finish in others.

    (b) Melamine finish on all wooden works (doors/windows/etc). One wall in drawing room, dining room and master bed room – Texture paint/wall paper @  ` 30/- to ` 40/- per sq.feet.

    (14)  Passenger Lift: Otis / Kone E.C.E / Schindler / Johnson Company, automatic   doors, 4-5 with passenger with Automatic Rescue Device.

    (15)  Miscellaneous : Safety Jall in MS shall be provided at the rear court yard and special place for washing if provided shall be covered with tiles, power connection, hot & cold water  connection. Bathroom doors (inside) will be fitted with sun mica, matching tiles.
     
    (16)  Shades to be provided at the exterior windows of the building to protect them  from rain   water.

    (17) 
    All the interiors / exteriors apart from points mentioned above will be as per ........Paschim Vihar, New Delhi on all the floors.
